Why should I choose Instant Granny Flats?
The team at Instant Granny Flats has decades of experience in the caravan and relocatable building space. We are small enough to provide personalised service but large enough to provide you with a network of display villages where you can experience our relocatable homes first hand.

Do you offer customisation?
We have a variety of unit types and layouts we can offer you and in the vast majority of cases this provides the choice customers need, whilst providing speed of delivery.
However, we can customise some aspects of our units to better suit your requirements. If this is of interest please speak to one of our team to discuss what customisation may be possible.
Please note that customised / special order units will take up to 16 weeks to be available for delivery.
Can I use the relocatable home off-grid?
Absolutely. The electrical system runs off a 15amp connection and can easily be connected to a solar set up of your choice.
The plumbing is designed to be connected to mains or septic systems, so once again an off grid solution is not a problem. Some customers will even replace the toilet with a compost toilet.
How off grid you want to be is only limited by your imagination.
Yes, we can organise delivery Australia-wide through our network of display villages.
Most commonly we use tilt tray trucks, as this is a cost effective way of transporting the relocatable homes / caravans, but we can assist with any delivery method that will best suit your desired location.
How is power & water connected to the relocatable home?
Your power supply is connected by a 15 amp extension lead and water can be as simple as connecting a garden hose, the same as on a traditional caravan.
Are the homes relocatable?
Yes, the homes are 100% relocatable.
However, don’t forget that prior to moving it, the home will need to be folded back down and any plumbing, electrical, or fixed services will need to be disconnected by a qualified tradesperson.
If you have purchased the home on a trailer, then this is the easiest way to move it on private land. Alternatively, it can be transported on a tilt tray truck or crane truck.
The decision to purchase the trailer is very much up to you and is dependent on your location and personal circumstances.
When coupled with one of our custom built registerable trailers the home is classified as a caravan and is not subject to the same requirements as a permanent structure.
However, given the relocatable nature of our units, many customers feel comfortable purchasing and using the relocatable home without a trailer, particularly in rural or farm settings.
Ultimately, we recommend you develop a good understanding of your specific circumstances / needs as well as council requirements in your area before deciding whether or not you would like the trailer.
Are your relocatable homes built to Australian Standards?
Our relocatable homes / caravans are not Class 1A dwellings and hence do not need to meet all of the requirements under the National Construction Code (NCC).
They fall under the Caravan Standards of Australia.
All the electrical components are SAA certified or have a Global Mark certificate.
All of the plumbing fixtures have watermark certificates.
Our trailers are manufactured to the Australian Design Rules and the VSB1.
Of course. We stand by our products 100%.
In addition to the standard 12 month consumer warranty as required under Australian Consumer Law we offer a 5 year structural warranty on all our products.
Furthermore to ensure we can adequately meet any warranty or general mishap needs quickly, we carry a wide range of spare parts.
Will condensation form inside these units?
It is not common. However, due to the relocatable homes having a compact living area, being constructed from steel and being well insulated, in certain climates or conditions condensation can form inside the unit.
If this occurs in your home you can look to install air vents or running a dehumidifier.
How much of a deposit do I need to pay?
For relocatable homes / caravans we supply most regularly we only require a 10% deposit.
If you are seeking a home we will need to order in specifically for you or if you are customising some elements of your home a 50% deposit will be required.
As each display village operates under a distributor the deposit structure may vary slightly.
Can we use gas appliances?
Yes you can.
Many customers will connect a gas hot water system, heaters and / or cooking appliances.
Just make sure that any gas connections are done by a qualified gas fitter / plumber, to ensure they are safe.
What if I am in a flood zone or fire zone?
Remember it is not a permanent structure, so it does not need to comply with Category 1A requirements.
A relocatable home / caravan actually makes sense in an area higher in natural risks. The option to move it if required is always there.
How quickly can it be delivered and set up?
In many cases, your relocatable home can be delivered within days of purchase and once onsite 1 day is all you need to be able to start enjoying your new home. Speed and convenience are one of the key benefits of our relocatable homes.
Is it insulated and suitable for year-round living?
Absolutely. Our relocatable homes / caravans are built with EPS panelling, offering excellent insulation, we use double glazed windows and doors and include subfloor insulation.
With a suitably sized AC, your space stays warm in winter and cool in summer, making it comfortable for year-round living.
Our relocatable homes / caravans are built to be 100% waterproof. We’ve made specific design enhancements to ensure your space stays dry and secure in all conditions. It’s part of what sets us apart in the industry. Still unsure? Come see for yourself—we’d love to show you firsthand.
Do you offer onsite setup?
We don’t install the relocatable homes / caravans ourselves.
Around 50% of customers will self install. A comprehensive colour manual is provided and we have an installation support phone number for any questions. In many cases (depending on location) we can put you in touch with installers that have experience working with our products.
Whilst the unit is fully plumbed and electrically wired internally it will need to be connected to services onsite. For any electrical or plumbing connections, you will need to use licensed tradespeople.
Remember, it is important to ensure your relocatable home / caravan is installed correctly to ensure that your warranty is not voided and for the product to perform as expected, lasting for many years to come.
